The previous owners renovated the house from top to bottom in 2024: a new insulated roof, a heat pump, underfloor heating under the hexagonal tiles and triple glazing in the steel windows. That is why the EPC shows an A.

The brick fireplace is a closed wood burner and can stay in use. The sofa and dining table you see wrapped in plastic in the photos can stay if you want them; otherwise the seller has them collected before the deed.

Selling your house, in three steps

  1. Valuation on site

    We come round, measure up and compare with what sold in your street and neighbourhood over the last two years. You get the price and the reasoning in writing within the week.

  2. The file and the photographs

    Before the listing goes online we gather the EPC certificate, the asbestos certificate for homes built before 2001, the electrical inspection report, the soil certificate and the planning extract. Anything missing, we request for you. We photograph in daylight, without a wide-angle lens that makes rooms look bigger.

  3. Viewings, offer and sale agreement

    Buyers pick a time on this site themselves; we lead every viewing. After each one you hear what the buyer said. Offers are made in writing. Once you agree, we draw up the sale agreement and follow it through to the deed at the notary's.

The centre around the Grote Markt, with the town hall and the belfry. The station has trains towards Brussels, Ghent and Antwerp. Town houses with high ceilings, often with an E or F on the EPC as well.
Sint-Gillis
The residential streets against the edge of town: terraced and semi-detached houses with gardens, primary schools within walking distance and the market square ten minutes away by bike.
Baasrode
The village on the Scheldt, with the shipping museum on the old shipyard. Plots against the dyke sometimes have a higher P-score; if so, it is on the property's sheet.
